01
Phone Intake
You describe the stain, the smell, or the drip. We ask when it started, whether it happens during wind-driven rain or steady rain, and whether the chimney is masonry or prefab. That call takes about 10 minutes and lets us load the right flashing stock before we roll.
02
Roof and Attic Inspection
On site, we walk the roof and the attic. An inspection camera goes into the chase and along the rafters, and a moisture meter maps how far the water has traveled. We photograph the failed flashing, the crown cracks, and any underlayment failure so you see exactly what we see.
03
Written Scope and Price
You get one price before we start, covering the flashing rebuild, sealant, and any shingle or tile tie-in. No hourly surprises. If the deck is soft, we tell you the number for that too, and you decide. Typical chimney roof leak repair in Florida cost lands between $450 and $1,800 for most homes.
04
Repair and Reflash
We strip the old sealant with a pry bar and utility knife, install new step and counter-flashing, set a cricket if the chimney is wider than 30 inches, and rebuild the crown with a proper slope. Sealant applicator work uses Henry or Geocel products rated for high UV.
05
Water Test and Cleanup
Before we leave, we run a hose test on the uphill side of the chimney for 15 minutes and re-check the attic with the moisture meter. Magnets sweep the lawn for nails. You get the photo report and the warranty paperwork the same day.
